What is consent for work?

Consent for works refers to permissions and agreements given to the tenant by the landlord in order for works such as renovations to be completed at the property. It is often outlined in the lease when consent from the landlord is required. If consent has not been obtained, you could ask for retrospective consent from the landlord.

Examples of when consent for work is needed:

  • Renovations and alterations to the structure or layout of the property. This can include changing the plumbing or electrical work.
  • Change of use – for example if a tenant wants to change the type of business that is being conducted, they would need consent from the landlord.
  • Assigning a lease – If a tenant wants to assign their lease to someone else, they would need permission from the landlord.

  • Exterior modification – any work being completed to the outside of the building such as painting would require permission from the landlord.
