What is Conveyancing?

Too often we hear of delays and frustrations in the conveyancing process that makes for a demanding and tiresome experience for all those involved. That’s why at Vas Solicitors we work hard to ensure that your property transaction is dealt with swiftly and proactively from start to finish.

Conveyancing refers to the process by which ownership is transferred from the seller to the buyer. Our team aims to service you throughout the process, whether you are buying or selling residential property.

How long does the conveyancing process take?

The transaction will typically take 8–10 weeks, but depending on the following circumstances, the time period may differ:

  1. For a first-time buyer purchasing a brand-new property with a mortgage in principle it could take 8 weeks if the property is ready for occupation.
  2. If you are buying a leasehold property that requires an extension to the Lease and raising enquiries from the Landlord or another third party, it can take significantly longer and between 10–16 weeks.
  3. If you are buying and selling a property and there is a chain of, say three or four requiring mortgages and searches, this may typically take between 8–12 weeks.
  4. The average mortgage takes between five and six weeks to be issued from the date of application.
  5. Local Authority searches and enquiries on a purchase can take around five weeks.

Selling as an Executor of a Will

An Executor of a Will is someone who is legally responsible for handling the deceased’s estate. In some cases, when someone passes away, their property needs to be sold. It is here that the Executor must take responsibility. Our lawyers will ensure that you get the best advice when you are selling as an Executor to make sure that this process is smooth for everyone involved. Things to consider

When buying and selling land there are many factors to consider such as, you would not have to complete the Protocol forms if you are buying or selling as a business. You would also need to fill out the CPSE forms which you would not need to do if you were selling from an individual capacity. From a company perspective you could also be subject to planning permissions. All of this can seem very daunting, which is why our very skilled conveyancers will be there for you every step of the way to ensure all necessary steps are taken to make this a smooth transaction for you.

Conveyancing Costs

At Vas Solicitors we aim to have transparency wherever possible in regards to our fees. We offer a fixed fee package for all our residential work.

Our charges are made of:

  • Our fees for the legal work;
  • ‘Disbursements’ – disbursements are costs related to your matter that are payable to other people, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process;
  • For property purchases, Stamp Duty Land Tax (see below).
