Commercial Litigation
Akshya Kumar recently acted for property owners in a real estate litigation matter including landlord and tenant issues and recovered substantial sums for the claimant/owners.
Akshya Kumar acted for claimants in relation to a property dispute and the dispute was settled at Court. Substantial sums were recovered for the claimants.
Family Law
Veeravagu Vaaheesan acted with the assistance of Sunjay Issur for family dispute including intervenors. Successfully settled the dispute. The litigation took in excess of four years to conclude including number of hearings at the local family court, Central Family Court and the unsuccessful appeal to the Court of appeal
Veeravagu Vaaheesan acted with the assistance of Sunjay Issur for an individual in relation to family dispute. There were variety of family areas/applications to deal with for this client including, non-molestation order, divorce, ancillary relief, s.37 application to prevent the sale, section 8 orders on behalf of Children’s applications and application for child abduction including the court’s inherent jurisdiction and wardship in the High Court before president Deputy Chair of the family division. This case involves various emergency applications in the High Court.
Commercial Property
Evanjalin Vivek acted for the acquisition of commercial property on behalf of the client with funding from lender. The client’s lenders were separately represented and also required that a commercial lease was granted for the commercial element of the premises simultaneous to our client’s acquisition of the property.
Evanjalin Vivek acted for individuals and lender was separately represented. The transaction involves Opco/Propo structure and it involved a company guarantee, cross guarantees, debenture, various leases being completed simultaneously and secured lending on various freehold and leasehold titles.
Anjalie Bala acted for a tenant a taking a commercial lease for one floor in an office block. This client was fairly new to lease process and Anjalie guided them step by step.
Anjalie Bala acted in relation to the sale of £1.7 million commercial property and deal was completed within very short timescale.
Bridging finance and Auctions purchase and Property Development work
Ashwariya Kuhendiran under the supervision of Veeravagu Vaaheesan and guidance of Malathy Thiruketheeswaran acted for the acquisition of property purchased at auction with unregistered listed property together with registered residential properties. The client obtained bridging finance and lender was separately represented and the deal was completed within three weeks. Evanjalin Vivek also acted for guarantor.
Ashwariya Kuhendiran under the supervision of Veeravagu Vaaheesan acted for the acquisition of property purchased at auction which completed on the last day of the notice to complete. The client obtained bridging finance and lender was separately represented and the deal was completed within 2 and half weeks of instructions.
Veeravagu Vaaheesan and Ashwariya Kuhendiran acted recently for property developer and completed the refinance of self-contained flats which were multi let but on the same title.
Veeravagu Vaaheesan and Ashwariya Kuhendiran acted recently for a property developer on a property purchased at auction which was sub-sold and completed within auction timescale. Both transactions were registered swiftly in order for the client to refinance.
Residential Property
Babita Issur and Veeravagu Vaaheesan acted on the purchase of a residential property in excess of 1 million for a property developer and an established client of the firm.
Ashwariya Kuhendiran and Veeravagu Vaaheesan acted on the £1.1 million acquisition of a residential new build property with a tight deadline to exchange contracts and contracts were exchanged under three weeks.
Veeravagu Vaaheesan and Anjalie Bala dealt with £1.6 million acquisition of residential property for high-net-worth individuals. The deal was completed within 6 weeks and completed before the expiry of the stamp duty holiday.
Imalka Thusyanthan, Babita Issur and Veeravagu Vaaheesan acted for the purchase of residential property and sale of three residential properties which all had to be synchronised to be completed simultaneously before the expiry of the stamp duty holiday which was achieved. The combined value of the sale and purchases were in excess of £3 million.
Corporate Insolvency
Veeravagu Vaaheesan with the assistance of Sunjay Issur acted for corporate company in settling a winding up petition presented on the basis of disputed debt.
